Key Changes Under the Renters' Rights Bill 2024
The Renters' Rights Bill 2024, which is currently under consideration in Parliament introduces several key changes to the rights and responsibilities of both landlords and tenants.
The third reading took place in the House of Lords on the 4th February 2025. Following this stage, the Bill will undergo further scrutiny, through Committee Stage, Report Stage and the 3rd and final reading in the House of Lords
Once passed, the Renters’ Rights Act will introduce significant reforms, including but not limited to:
- The end of fixed term Assured Shorthold Tenancies (ASTs)
- The introduction of Periodic Assured Tenancies
- A legal requirement for tenants to serve 2 month’s notice at anytime
- New Grounds under Section 8 some of which cannot be served in the first 12 months of the tenancy
- New notice periods for Section 8 Grounds
- New Section 13(2) Notice requiring landlords to give the tenant 2 month’s notice to increase rent (annually only)
- A Private Rented Sector Database
- The Landlord Ombudsman
These proposed reforms will impact a landlords current letting arrangements, and it will be crucial for landlords to stay compliant with the new legislation.
