Initial steps – Property Valuation

  • Advice on rental value and periodic revision.  With expert knowledge of the variances in the market, we can assess your property’s value on a yearly basis, advising you as to any increase that is due.
  • We can offer recommendations for you on the interior and exterior with regards to appealing to a particular type of tenant.  Advice is given on décor, fixtures, fittings, furnishings and equipment that should be included in the property.

Perform thorough reference checks

Preparing the ARLA approved Tenancy Agreement and associated legal notices

We conduct a comprehensive opening and closing inventory in order to help alleviate potential deposit disputes

Liasing with service companies (gas, electricity, water and council tax) advising them of the transfer of service contracts to the tenant at the beginning of each tenancy

Legal Aspects

  • Finalise all details of the property and your personal arrangements
  • Preparation and signing of all legal documents, ensuring protection for the landlord within the limits of current legislation
  • Arbitration of disputes between tenants and landlords
  • Advice of the legal obligations of landlords to tenants
  • Advise on Landlords Insurance requirements
  • Offering landlord protection within the relevant rent and housing acts and advice on options available for enforcing tenancy agreements

During the tenancy

  • Obtain estimates for maintenance and insurance work. Local tradesmen, attend to all manner of day to day property maintenance problems rapidly and always with the highest standards of workmanship and value for money
  • Regular property visits, handling any queries from tenants and property issues. 
  • Arrange gas and electrical safety inspection in accordance with legislation
  • Receive rent and account to the landlord on a monthly basis
  • Preparation of statements on a monthly basis plus annual statement for your accounts if required
  • Supervise the management of the property and deal with tenant’s problems, such as fair wear and tear, sharers, pets etc
  • Hold your tenants deposit within a recognised scheme – currently this is with The Dispute Service

Ending the tenancy

  • Condition report stringently checked against the inventory, minimising any deposit disputes
  • Serve notice to tenants (i.e. two months notice for requiring repossession - if you wish to sell or move back into the property)
  • Managing the cycle of vacating tenants through to the introduction of incoming tenants
